- An inappropriately hot or cold house is obvious, but does the temperature vary up/down in the same evening?

There are some preventative maintenance chores you can do to extend the life of the heating system and air conditioner in your home.
- Remember to change your air filters, monthly. All of the "handy-dandy" home repair super stores have the filters that will fit your system. They aren't expensive, so by a full box of 20 and use them.
- Remove and clean the "faceplates" on your ducts regularly. A simple wipe-down with a damp rag will remove the accumulated dust from the inside and out of the faceplate. If they are "disgusting again" in less than 6 months, you may want to have a duct cleaning scheduled. Remember you are breathing that air. Home heating and air conditioning ducts should not be "gross" or disgusting. When you see a sudden increase of dust or mold at any time, your air handling system isn't working correctly. Consider having the ducts in your home professionally cleaned every 5 years as part of a scheduled professional maintenance program.
- Keep your outside compressor "clean" by removing leaves as soon as they accumulate. Use a light spray from a garden house to keep the air-flow fins of the metal cover open and "breathing". Keep other items away from your A/C unit.
- Visually inspect your heaters and A/C units. Look for signs of leakage from all hoses at both ends of the connections. You may not see a leak, but the tell-tale signs of stains and dripping are a tip-off that the system is not up to par..
- Make sure the condensate tube is draining freely. A/C units "drip" as they cool the air. This is normal, but the water collection pan at the bottom of your air conditioner should drain freely. A drain pan full of "standing" water is a sign that the drain plug is clogged. If your A/C unit is running non-stop, and quickly refills that drain pan, it's time for a maintenance check-up.
- Make sure all of the exterior panels are in place and closed tightly. There are no maintenance items a homeowner should attempt INSIDE an A/C unit. DO NOT go poking around, and you sure don't want the neighbor kids doing it. There are high voltage power connections and toxic chemical gases in every home air conditioner. Only a licensed and trained professional should have access to your A/C unit.
- Take the time to REALLY listen to the sounds your mechanical system makes, as it cycles on and off. Stop and listen for any irregular noises. Normal operations should sound quiet and smooth, to the untrained ear. If you hear grinding, clunking, scraping, squeaking, you know that something is out-of-alignment and it's time for a maintenance check-up. Fixing minor problems early prevent larger expenses or system failures later.
- Look around the A/C compressor for ice accumulation. Home air conditioning units should not be making ice cubes for your drinks by the pool. Refrigeration coils covered by ice are also inefficient.
